Residential areas
The villas sit in a small number of areas that define the south-western market.
Puerto de Andratx and Cala Llamp
The harbour town in the far south west, grown around a natural harbour, with the neighbouring coves of Cala Llamp, Cala Moragues and Cala d'Egos. Most of the sale portfolio is here, largely on the hillsides with views over the harbour and the sea.
Son Vida
The residential area above Palma that grew around its golf courses. These are the largest houses in the portfolio, with living space up to 1,059 m² on hillside plots, a few minutes from the centre of Palma and from the airport.
Santa Ponsa, Nova Santa Ponsa and Costa de la Calma
Residential districts on the south-west coast in the municipality of Calvià, with marinas, golf courses and short drives to Palma. The portfolio here ranges from a design villa with a spa area to a villa in the first sea line.
Costa d'en Blanes and Sol de Mallorca
Smaller residential areas between Portals Nous and Magaluf, both with sea-view villas.
Price levels
Asking prices in our own portfolio run from €3,550,000 to €17,900,000. Two dated reference points describe the wider market:
| Figure | Value | As of |
|---|
| Asking price, Port d'Andratx (idealista) | €9,426 per square metre, 7 per cent above the previous year | July 2026 |
| Asking price, south west Mallorca (market study) | close to €10,000 per square metre against roughly €7,370 across the island | March 2026 |
Both are asking prices taken from listings, not achieved sale prices. What a villa actually costs depends on its position, plot, year of construction, condition and outlook — which is what the range within our own portfolio shows.
Process and costs
Buying property in Mallorca involves taxes and transaction costs on top of the purchase price; the amount depends on the property and on your situation. We set them out for the specific property and work with local tax advisers and lawyers. For holiday letting, the Balearic Decret llei 4/2025 means no new tourist places are created in apartment buildings; new places are only possible in exchange for deregistered ones. Where a property holds a licence, it is stated on its page. This text is not legal or tax advice.
Questions and answers
How much does a villa in Mallorca cost?
In the Unisono portfolio asking prices range from €3,550,000 to €17,900,000. For comparison, idealista reports an average asking price of €9,426 per square metre for Port d'Andratx in July 2026, and a market study from March 2026 puts the south west close to €10,000 per square metre against roughly €7,370 across the island.
Where do you buy a sea-view villa in Mallorca?
In our own portfolio the sea-view villas are in Puerto de Andratx, Cala Llamp, Santa Ponsa, Sol de Mallorca and Son Vida. A list of every property with a sea view, to rent and to buy, is on the sea view page.
How large are the villas?
Living areas range from 270 m² to 1,059 m², with 4 to 8 bedrooms. Plot size, bathrooms and features are listed on each property page.
Can I let a villa I have bought?
Only with a valid holiday letting licence for that property. Since Decret llei 4/2025 no new tourist places are created in apartment buildings; new places are only possible in exchange for deregistered ones. Existing licences are stated on the property page.
Are property prices in Mallorca rising or falling?
They are rising, according to the dated 2026 market study by Steinbeis CRES for Porta Mallorquina: the average asking price for holiday properties on Mallorca stood at €7,370 per square metre, up 9.8 per cent year on year, with the south west close to €10,000 (as of 21 March 2026). These are asking prices from listings, not achieved sale prices, and they say nothing about what any single villa will fetch.
What are the purchase costs?
They depend on the property, the form of purchase and your situation. We set out the items for the specific property and work with local advisers; a single blanket figure would be misleading.
