The Santa Ponsa Property Market
Unisono's 5 listings here sit at the top of the local market. In the town itself these are the designer villa with a wellness area, with an indoor pool and sauna, and Vista Malgrat, with sea views, its own sea access and a lift; along the coast of the same municipality there are the designer villa in Costa de la Calma, Villa Cap Falco in Sol de Mallorca and the exclusive design villa with panoramic views in Costa d'en Blanes. Each has a pool. The selection is small and curated; buyers looking more widely will find the full portfolio on Villas for sale in Mallorca.
In Costa d'en Blanes the average asking price was €10,026/m² according to idealista, up 12.2% year on year, as of 27 July 2026. For the south-west overall, the 2026 market study by Steinbeis CRES for Porta Mallorquina puts the figure near €10,000/m², against just under €9,000/m² in 2025 (as of 21 March 2026). Island-wide, the same study puts the average asking price for holiday properties at €7,370/m², up 9.8%, based on 5,293 listings from twelve agencies. All three figures are asking prices from listings, not achieved sale prices.
Areas for Buyers
In Santa Ponsa itself the centre sits on the beach, between Punta des Castellot and Caló d'en Pellisser; two of the listings are here, within reach of the marina and the three golf courses. Nova Santa Ponsa is the town's second residential area, a little above it, where Unisono currently lists rentals only.
Three coastal areas of the same municipality belong to this page as well, and their properties are in the list above. Costa de la Calma is about 1.6 kilometres from Santa Ponsa, between Santa Ponça and Peguera, just under a 30-minute drive from Palma according to Visit Calvià, with the designer villa in Costa de la Calma, 560 m² of living space on a 1,350 m² plot. Sol de Mallorca is about 5.4 kilometres west of Santa Ponsa, with Villa Cap Falco on a 2,508 m² plot, with sea views, a garden and a pool. Costa d'en Blanes is about 7.4 kilometres away, in Portals Nous between Punta Negra and Puerto Portals, whose marina is just under a kilometre away; the average asking price there was €10,026/m² according to idealista, as of 27 July 2026, and the exclusive design villa with panoramic views, 347 m² on a 1,100 m² plot, is for sale.
Buying and Letting: the Rules
Fabio Palumbo advises in person on the steps of a purchase and on purchase costs.
Since April 2025, under the Balearic Decree-Law 4/2025, no new holiday-letting registrations are possible for flats in multi-family buildings, and detached villas need a permitted zone and letting places (holiday rental licence guide). In addition, breaches of the holiday-letting rules can carry fines of up to €500,000. Whether a specific villa in Santa Ponsa holds the required holiday-letting licence (ETV) can only be established property by property, not for the area as a whole; this is not a substitute for individual legal advice.

Can I let a villa I buy in Santa Ponsa to holiday guests?
That depends on the villa's own holiday-letting licence (ETV), not on the area alone; ask for the licence number of each property. The rule on new tourist places and the note on individual legal review are set out above under "Buying and Letting: the Rules".
