Every house on this page is listed for ten guests or more. Most take ten or twelve; a smaller number are listed for sixteen, eighteen or up to 20. The figure on the property page is the upper limit for that house, and it is what we check against your party — we do not add beds to reach a number.
Bedrooms matter more than the headline figure. They run from 4 to 10 across this list, and twelve people in six double bedrooms is a different holiday from twelve people in four. If you already know the size and make-up of your party, say so with the enquiry: the reply then contains only the houses that are listed for it.
Count bedrooms before square metres. Living areas in this list run from 300 m² to 3,500 m², and the larger figure says more about halls, terraces and reception rooms than about how many people sleep well. The questions worth asking are how many bedrooms have their own bathroom, how the beds are made up, and whether there is a second sitting area for the part of the group that stays up late. Guests, bedrooms and bathrooms are stated on every property page; everything else, from the pool to the kitchen, is in the facilities list of that page.
Season and length of stay decide the price, not the number of people. The daily rate is for the whole house, so the same house on the same dates costs the same for ten guests and for 20, as long as it is listed for that many.
The houses for large groups are spread across six parts of the island.
Not every place has a page of its own; all locations lists the ones that do. Houses with a view of the sea, to rent and to buy, are collected on the sea view page.
Several of the houses on this page do, and the largest are listed for up to 20 guests. The number of guests is stated on every property page, next to bedrooms and bathrooms. British listings often spell the island Majorca; it is the same island and the same houses.

Daily rates in this list start at €800 for the whole house and rise with the season and the size of the house. Where a house has a season price list, it is printed on its page, and the price preview in the enquiry form adds it up for your dates; where a stay cannot be priced from it, the form says price upon request.
The price preview covers stays of seven nights and longer; for anything shorter it shows price upon request instead of a total. That calculation is not binding: availability, the minimum stay for the house, the terms, additional costs and the deposit are confirmed when we answer your enquiry.
Both. The villas stand in the coastal areas, mostly in the south west and the north; the fincas are country houses inland and in the Tramuntana. Each card names the type of house.
