Sea access and the first sea line
A sea view and sea access are two different things. A sea view means the sea is visible from the house, the terrace or the pool. Sea access means a path leads from the grounds to the water. Some properties have both; each property page states the feature explicitly. "First sea line" describes plots that border the coast directly — in this portfolio that is a small number of houses, among them one in Santa Ponsa.
Where the view comes from
- Puerto de Andratx and Cala Llamp — the slopes around the natural harbour and the neighbouring coves of Cala Llamp, Cala Moragues and Cala d'Egos. The largest group in the portfolio.
- Santa Ponsa and Sol de Mallorca — residential areas on the south-west coast in the municipality of Calvià, some looking out to the islands of El Toro and Malgrats.
- Son Vida — above Palma; from the higher plots the view runs across the city to the Bay of Palma.
- Tramuntana and the south east — individual fincas in Galilea and S'Alqueria Blanca whose hillside position opens up the view towards the coast.
Questions and answers
How many properties have a sea view?
At present 12 properties for sale and 23 rental villas. The number changes with the portfolio; the lists on this page are generated from the property data every time the site is built.
What does a sea view villa cost?
To rent, daily rates in the portfolio start at €550; to buy, asking prices run from €1,980,000 to €17,900,000. Sea-view positions in the south west sit above the island average: a market study from March 2026 puts the south west close to €10,000 per square metre against roughly €7,370 across the island.
Which fincas in Mallorca have a sea view?
Three country houses in the portfolio do: Finca Cala en Cranc in Camp de Mar is for sale, and Finca Bella Roca in Galilea and Sa Taulera in S'Alqueria Blanca are available to rent. Everything else with a sea view is a villa, a penthouse or a plot.
Is a sea view the same as sea access?
No. A sea view describes the outlook, sea access a path from the grounds to the water. Each property page lists the two features separately.
Are there houses in the first sea line?
Yes, a few. They are marked as such on the property page. There is no separate page for them because the number of properties is too small.
Which areas have the sea-view houses?
Most are in Puerto de Andratx and Cala Llamp, followed by Santa Ponsa, Sol de Mallorca, Costa d'en Blanes and Son Vida, with individual fincas in Galilea and S'Alqueria Blanca. The location pages list the properties by place: Puerto de Andratx, Santa Ponsa, Son Vida, Santanyi.
