Terms & Conditions
These general conditions (hereinafter, the General Conditions or the Conditions) shall apply to the relations entered into between the commercial entity UNISONO LUXURY HOMES ONLY, S.L., holder of Tax Identification Code B02925451, with registered office at C/ Illes Canaries, 18, unit 44 07183 – (Calvía), registered in the Mercantile Register of Palma de Mallorca (Volume 2880 – Folio 191 – Inscription 1, Page PM-90125), and in the General Register of Companies, hereinafter, “Unisono”, “the Company” or “we”, and, any natural or legal person who wishes to make a purchase through the Unisono website, www.unisonoluxuryhomes.com, online, by telephone, or through an intermediary or collaborator. Hereinafter, the “Client”.
The terms “owner” or “property owner” refer to the owners of each property. Unisono is not the owner of the advertised properties, acting as an independent intermediary on behalf of the owner of each of the properties it manages. The use of the website, as well as the purchase or reservation of a good or service through the same, shall imply the unreserved acceptance of these Conditions by the Client. These Conditions shall prevail over any other general or specific conditions that have not been expressly accepted. Unisono reserves the right to modify the General Conditions at any time; in any case, the applicable conditions will be those in force at the time the booking request is made. These terms and conditions shall be governed by Spanish law.
1. Characteristics of the goods and services offered
The accommodations and services offered are those listed in the catalog published on the Unisono website. These accommodations and services are offered subject to availability. Each accommodation is accompanied by a description as accurate as possible of the accommodation and its corresponding photographs. The information relating to the accommodation offered on the website is updated gradually and may be subject to change. The sending by Unisono of the reservation offer, which will contain the data relating to the same, will constitute, together with the present Conditions, the basis of the contractual relationship between the parties. Before making a reservation request, the Client will find on the website all the information relating to prices, dates and other elements of the stay, such as main characteristics of the property, check-in and check-out times, payment methods, etc… This information is merely indicative and is subject to verification and confirmation by Unisono. In this way, only the data and information included in the offer sent by Unisono to the Client as a result of a booking request shall be binding for the parties, replacing any other data or information that may have been published previously. The prices stated in the provisional booking confirmation shall not be subject to change unless the authorities at your destination impose additional taxes or charges to be paid by you (such as eco-tax, VAT, etc.). Although we regularly ensure that Unisono offers the most competitive prices on the market for each accommodation, please contact our company if you find one of our villas / fincas or any other accommodation offered at a lower price on any other website. Unisono will make every effort to try and match the lower price.
2. Booking
By using the website, you declare that you are of legal age and that you have the necessary legal capacity to contract and be bound by the contract.
The process for making a reservation is as follows:
1.- Once the Client has found a property on the website that may be of interest to him/her, he/she will send Unisono a reservation request indicating the dates on which he/she would be interested in enjoying the property.
2.- Once the reservation request has been received, Unisono will check the availability of the property and the price of the same according to the dates of interest and will send the Client a binding “formal offer”.
3.- This offer must be expressly accepted by the Client within 24 hours of receipt. Confirmation shall be made in writing by sending an e-mail to Unisono. If Unisono has not received confirmation of the reservation within the aforementioned period of 24 hours, the offer will be null and void unless expressly confirmed by Unisono.
4.- Once the booking has been accepted, Unisono will send a provisional booking confirmation in accordance with these terms and conditions, indicating the amount of the deposit to be paid by the Client. This booking confirmation will, in any case, be provisional and will be conditional upon payment by the Client of the deposit within 24 hours following the sending of the provisional booking confirmation. Once the payment has been verified, the booking will become “definitive”. If, after 72 hours from the date of sending the reservation, Unisono has not received payment of the required deposit, the reservation will be without effect and Unisono will be free to dispose of the property.
5.- By paying the deposit, the Client confirms that he/she has read and expressly accepts these Conditions.
6.- Once Unisono has received the payment of the deposit on time, the reservation will be automatically confirmed with definitive character.
7.- By verifying a reservation, the Client confirms that he/she is authorised to make the reservation both in his/her own name and on behalf of the persons included in the reservation and must provide the details and identification documents of all persons who intend to stay at the property, including children. Under no circumstances will persons, who have not been declared to Unisono as guests prior to the start date of the accommodation period, be admitted staying at the property.
In any case, the person making the reservation will be responsible, both to Unisono and to third parties, for the fulfillment of what has been agreed, as well as for any damages that may be caused to persons or things by him or herself or by any of the members of the group, without prejudice to the responsibility of the rest of the members of the group.
3. Accommodation prices and payment conditions
The prices shown on the Unisono website are for guidance only and are those corresponding to the rental of the property in question for the periods of time indicated in each advertisement. Once a booking request has been received, the Client will be informed of the specific price of the accommodation for the selected period, which the Client will have the opportunity to see before confirming the booking. Once the offer has been accepted by the Client and the provisional confirmation has been received, the Client must pay the deposit to Unisono within 24 hours of receipt of the provisional confirmation. Once the payment has been made within the aforementioned period, the booking will be definitively confirmed. Failure to pay on time will result in the reservation being cancelled. The amount to be paid as a deposit shall be, as a minimum, equivalent to 30% of the total amount of the agreed booking. In any case, the amount of the deposit will be the amount determined in the offer. The remaining amount, unless otherwise agreed, will be paid in two more payments, a further 20% is to be paid latest 90 days before arrival and the remaining 50% together with the security deposit and the eco-tax, must be paid at least 60 days before arrival. Any particular optional services requested and accepted by Unisono must be paid at least 60 days before the planned date of arrival. For bookings made 60 days in advance, or less, all of the above amounts must be paid within 24 hours of the sending of the provisional booking confirmation. The deposit or any other payment made to Unisono will not be refundable. Failure to pay these amounts on time will entitle Unisono, without prior notice or requirement of any kind, to cancel the reservation and retain the amount of the deposit (and any other payment received by Unisono) as compensation for expenses incurred and the loss of Clients interested in the property, without prejudice to the penalty that may apply in application of the cancellation policy detailed below. As a general rule, payments shall be made by bank transfer, any costs associated with or inherent to the payment must be borne by the Client. In the event that the Client wishes to verify payment by means other than bank transfer, he/she must expressly request Unisono to do so, and Unisono may accept or refuse it as it sees fit.
4. Refund of amounts by bank transfer and refund to credit cards.
Unisono is not liable for any costs related to the refund of payments. These costs are due to exchange rate fluctuations and charges applied by the Client‘s bank to receive remitted payments. In any case, such costs or charges are beyond Unisono’s control and Unisono cannot be held responsible for any variations in the amounts returned due to such circumstances. All our prices and charges will be made in EUROS.
5. Security Deposit
Within 60 days before arrival, the Client is obliged to pay a security deposit to cover any possible damage that may be caused to the accommodation. The amount of the Deposit will be determined in the provisional booking confirmation in accordance, where appropriate, with the description of each property included on the website. The Deposit must be paid at least 60 days before the scheduled date of arrival. Failure to pay this amount may result in the Client being refused entry to the accommodation, with the consequent loss of the amounts paid up to that time. In the case of bookings made 60 days or less in advance, payment of the total amount of the stay, together with the amount of the security deposit and the Ecotasa, must be made within 24 hours of sending the provisional booking confirmation. At the end of the stay, if applicable, Unisono will refund all or part of the amount paid as a deposit. In any case, the refund will take place within 10 working days following the departure date. The amount of the deposit shall not accrue interest of any kind in favour of either party. If the amount paid by way of deposit is not sufficient to cover the damage or liability incurred, the amounts necessary to return the property to its original state may be claimed from the Client, subject to justification.
6. Change of booking
Booking changes are only permitted for the same property and are subject to availability. Once a booking has been definitively confirmed, it cannot be changed without the express written acceptance of Unisono, who is not obliged to accept the proposed changes once the booking has been confirmed and the deposit has been paid.
7. Cancellation of reservation by the Client.
The initial deposit paid to Unisono to confirm the booking on a definitive basis is non-refundable, unless the booking cannot be confirmed due to duly accredited or justified force of circumstances or for reasons attributable to Unisono or the owner of the property. Apart from the above cases, if the Client wishes to cancel a confirmed reservation, the following conditions shall apply;
- Cancellation up to 90 days (included) before the date of arrival: the cancellation fee charged to Clients will be 30% of the total amount indicated in the booking confirmation. In other words, Unisono will take back the amount paid as initial deposit.
- Cancellation between 89 and 60 days (both included) prior to the date of arrival: the cancellation fee charged to the Client shall be 50% of the total amount indicated in the booking confirmation.

Cancellation 60 days or less prior to booking, including no-show: the cancellation fee charged to the Client will be 100% of the total amount indicated on the booking confirmation.
All cancellations must be communicated in advance by telephone and then in writing (registered mail, fax or e-mail) and the date of this writing shall be taken into account for the purpose of calculating the above-mentioned dates. If the cancellation is made on a public holiday, the period shall start to run from the following working day.
8. Change in your accommodation
In the unlikely event that, for reasons beyond its control, Unisono is forced to make a major change to your booking and/or cancel it, Unisono will inform you or your travel agent as soon as possible. Major unforeseen events may arise that affect your stay or accommodation, such as, for example, non postponable building works or repairs, serious breakdowns, interruption of essential electricity/gas supplies, blocked drains or construction works on adjacent/nearby land… In these cases, Unisono will inform the Client immediately and shall not be held liable for any such events, which are beyond its control and control.
Notwithstanding the above, in the event of the need to carry out major works that cannot be postponed in the reserved property, the Client will have the following options at his disposal:

Accept, free of charge, the change of accommodation offered. In the event that the alternative accommodation offered and accepted has a lower price than the one initially booked, the Client will be entitled to reimbursement of the difference. Unisono shall be entitled to provide the Client with a property of equal or superior category, characteristics and location, in this case at no extra cost to the Client.

Cancel your booking with the right to obtain a full refund of all monies paid, waiving any other claims for any other reason (travel expenses, airline tickets, etc..).
9. Check in and Checkout
Check-in to the property will take place from 5:00 PM to 8:00 PM on the scheduled day of arrival.
All guests must vacate the property latest by 10:00 AM on the day of departure to facilitate cleaning and servicing prior to the arrival of the next incoming guest. These times may vary depending on circumstances and will be stated exactly on the confirmation document. Guests may make any special requests when making their initial booking request. Early check-in or late check-out is dependent on the owner and the departures and arrivals of other guests, and therefore can only be confirmed close to the arrival date. In the event of a late arrival time, you must notify Unisono by email or, where applicable, the local contact person indicated in the final confirmation documentation. Please note that if you arrive after 8:00 PM without prior notice you may not be able to access your accommodation until the following day. Unisono may request an additional payment to cover costs arising from late arrival or late access to the property. In the case of arrivals and departures between 8:00 PM and 08:00 AM, Unisono will in any case apply a supplement of 100.- EUR for arrivals and 100.- EUR for departures that take place in the aforementioned time slot. In the event that the Client does not leave the property on the agreed date and time of departure, unless another agreement has been reached, the following amounts will be charged by Unisono:

If the delay in departure does not exceed 1 hour, the amount to be paid shall be up to 1.000,- EUR.

If the delay is more than one hour, and less than 3 hours, the rent corresponding to one day’s rent.

If the delay is more than 3 and less than 24 hours, the Client shall pay an amount equivalent to double the amount of the agreed daily rent.

If the delay in departure exceeds 24 hours, the Client must pay an amount equivalent to three times the amount of the agreed daily rent for each day of delay in departure.
The foregoing is without prejudice to the direct liability of the Client for the damages actually caused, both to Unisono and to third parties, and in particular, the Client must pay all expenses that Unisono is obliged to incur as a result of the delay in departure (costs of alternative accommodation, meals, dinners, compensation, etc.). Taking into account the sanitary protocols in force, it is possible that, in order to comply with them, there may be some delay in the initially scheduled check-in time of the property. The cleaning tasks are not carried out by Unisono but by the owner, normally through specialised companies. Consequently, the Client accepts that, for the reasons stated above, there may be a delay in the check-in time, waiving any claim for this concept.
10. Property descriptions
The descriptions and information provided on the website are based on a personal visit to each property and are written in good faith in an attempt to be as accurate a reflection of reality as possible. Since the properties managed by Unisono are not under the direct control of Unisono, it is possible that changes have been made without Unisono’s knowledge. In this case, Unisono will endeavor to inform the Client of any changes once known, but cannot be held responsible for any inaccuracies beyond its control. Water and electricity supplies are often not as reliable as in northern European countries and interruptions in supply occur. Unisono accepts no responsibility for such interruptions in supplies or any other problems with the facilities beyond its reasonable control. The owners of the accommodation and Unisono reserve the right to access the property at any time for essential repairs, maintenance, pool cleaning and gardening with prior notice. The Client is obliged to allow such access for the exclusive purposes indicated. In any case, the timetable of the personnel in charge of the maintenance and cleaning of the property and its elements will be determined by the needs and possibilities of the service and cannot be chosen by the Client at his/her convenience.
11. Cleaning, bed linen, gardening, pool and general maintenance, and special requests.
The house will be delivered completely clean, equipped and provided with a sufficient quantity of bed linen and towels.
For stays of more than 7 days, a weekly cleaning and change of bed linen and towels can be provided at no extra cost. This cleaning and change of bed linen will normally be carried out from the seventh day following the arrival of the guests. In any case, this possibility will be expressly indicated in the booking confirmation. Should you have any special requests, please let us know in writing in advance of the arrival date. Unisono would like to accommodate all requests, but would also like to point out that we cannot guarantee that all requests will be fulfilled, and we cannot be held liable in this respect. In the case of services provided by third parties, we take great care when recommending a service, but we are not responsible for services provided by the owner, by other agencies or by any other third party.
12. Waste and residues
Recycling is very important in Mallorca. Recyclable materials should not be mixed with normal waste. Located in the villages and around the main roads/crossroads there are three coloured bins used for recycling. It is recommended that you make a daily trip to the nearest bins to dispose of recyclables and rubbish to minimise odours. You will be charged an additional cleaning fee if there is any rubbish left in the villa on the day of your departure, or if excessive ants hint at the possibility that you have not been removing rubbish on a regular basis. Do this for your own comfort and the comfort of others.
13. Television
In selected properties (not all) there are a variety of English and/or German speaking channels. Unfortunately, Unisono cannot guarantee any specific channels in any of the properties.
14. Air conditioning
Most properties have full air-conditioning units, i.e., in all bedrooms and the living room. Other properties have air-conditioning units in the bedrooms only. Guests are required to keep all doors and windows always closed while the air conditioning is running. In the event of excess use of electricity due to the Client’s failure or disregard of these instructions, the owner is entitled to claim an additional cost for high electricity bills.
15. Pets
Pets are not allowed without the prior written consent of Unisono. In case of detection of pets intended to stay in the property, Unisono may terminate the accommodation contract by requiring the Client to vacate the property immediately and may also claim fair compensation for the additional cleaning costs.
16. Construction work and noise
Unisono accepts no responsibility whatsoever for noise and vibrations arising from the environment or from the carrying out of repair or construction work, whether on the public highway or on adjacent land or property. Notwithstanding the above, Unisono will use all means at its disposal to, if possible, stop or reduce the works/noise and thus avoid or minimise any inconvenience or disruption to your accommodation. If this is not possible and the noise exceeds the limit of normal tolerance, Unisono will attempt to offer you an alternative property of similar characteristics. However, this is strictly subject to availability and agreement of the owner. In no event will Unisono be liable for any inconvenience caused by such works or the lack of alternative accommodation. In the event that the owner or the administration notifies us of possible works, we will inform you immediately. Unisono shall in no case be liable for failure to warn or be aware of possible works. Within our possibilities we will try to find a suitable alternative once we are aware of the planned or ongoing works. Any difference in price will be agreed directly with the Client after departure. In the event that the price of the alternative accommodation is higher than the originally contracted accommodation, the Client is obliged to pay the difference in price. Consequently, any additional payment that may be required as a result of the provision of alternative accommodation shall be for the account and at the expense of the Client. In any case, please note that in suburban areas and cities there is always the possibility of noise pollution and disturbance. These sounds are part of the urban and suburban soundscape and must be accepted as such. Neither the owners nor Unisono can be held responsible for such sounds, noises or disturbances.
17. Loss or theft of personal belongings
Unisono cannot be held responsible for loss or theft of personal belongings while on holiday. Guests are advised to lock all doors and windows (even in isolated locations and in the countryside) when leaving the property or when sleeping and to use safes for valuables, where available. Should you lose any valuables during your holiday through theft or otherwise, you should report the loss to the local or national police or Guardia Civil and obtain a copy of the report filed. Otherwise, it will be difficult for you to make a claim through your holiday insurance.
18. Force majeure or unforeseeable circumstances
Unisono shall not be deemed to be in breach of these terms and conditions or otherwise be liable to the client, by reason of delay in performance, or non-perfomance, of any of its obligations hereunder to the extend that any such delay or non-perfomamce is tue to any event of force majeure or fortuitous event. The purchase of travel insurance is highly recommended for all bookings.
By way of example only, and without being exhaustive, this includes events or occurrences such as natural disasters, pandemics, health crises, insurrections, decisions of national or foreign authorities or any other situations of a similar nature which prevent, for reasons beyond the mere control of the parties, the execution of the reservation. In no case shall the need for quarantine upon return from the journey imposed by the authorities of the Client’s country of origin be considered as force majeure or unforeseeable circumstances.
19. Natural phenomena
Unisono is not responsible for any nuisance or inconvenience caused by weather, flora and fauna, barking dogs, sheep bells, wasps, ants or anything else that can reasonably be expected to exist in the natural environment in which the property is located.
20. Use of the property
As a general rule, it is forbidden to hold parties, events or shows of any kind in the property, unless expressly authorised in writing by Unisono. The properties may only be used for private residential and holiday use, and no commercial or business use or activity of any kind is permitted, unless expressly agreed otherwise. Infringement of this prohibition shall result in the termination of the contract by operation of law, in which case the Client shall be obliged to compensate Unisono in an amount equivalent to double the total price agreed for the lease in question. In the event that any type of party or event is to be held in the property, Unisono must be informed in writing prior to formalising the reservation, so that it can obtain the consent of the owner of the property. Smoking is prohibited inside the property and is only permitted on the terraces or outside areas. The use of the swimming pool and the plot of the property is at the sole risk and responsibility of the Client. It is particularly important that children are supervised at all times in and around the pool or plot areas. The Client must respect the maximum capacity of the property. The person in charge of the Client’s reception will be empowered to prohibit the accommodation in the property of more people than those authorised in the booking, whether adults or children (whatever their age), as well as the entry of any animal that was not foreseen in the booking. The Client undertakes to occupy the accommodation taking care of and respecting the rules of neighbourly coexistence and not to carry out in the dwelling annoying, noxious or dangerous, unhealthy or illicit activities.
The Client undertakes to use the accommodation in accordance with its purpose, without causing damage to it and keeping it in a good state of maintenance and upkeep. The Client undertakes to allow the person designated by the owner of the property to enter the accommodation in order to carry out, in case of emergency, the necessary repairs that affect both the accommodation and the building in general, as well as to proceed, if necessary, to read the meters of the various supplies. In the event of any damage, the Client must immediately (within 24 hours of arrival) inform the person in charge of the accommodation. The Client shall be liable for any existing and unreported damage, unless he/she can prove that neither he/she nor the persons accompanying him/her caused the damage. The amount of the damage may be deducted from the deposit, without prejudice to the possibility of claiming against the Client if this amount is not sufficient to cover the repairs or liabilities incurred.
21. Children and damage
Guests are responsible for the children in the group at all times and must ensure that they do not damage the interior/exterior, including the pool terraces, during their stay. The cost of any additional cleaning required and/or repairs will be charged and deducted from the security deposit retained. Where damage exceeds the amount of the security deposit, guests will be responsible for the difference.
22. Accidents, injuries
Unisono and the owners cannot be held responsible for any accident or injury that the Client may suffer during the holiday. All Clients are advised to take out adequate travel insurance to cover medical care, accidents, injuries, trip cancellation, etc. Unisono accepts no responsibility for any illness or injury sustained while using the accommodation, property, private swimming pool or for any damage or theft incurred during your stay.
23. Complaints
Any complaint or claim made by a Client during his stay shall be reported to Unisono as soon as possible. Unisono will endeavour to take immediate action to resolve the complaint. Any complaint or claim that may exist must be communicated before the scheduled day of departure. If it is not possible to deal with the Client’s complaint at the destination, you should follow up within 14 days of your return by writing an email to info@unisonoluxuryhomes.com, stating your booking reference and any relevant information. It is strongly recommended that you inform Unisono of any complaints without delay and while you are in the accommodation. Failure to follow this simple procedure will deprive Unisono of the opportunity to investigate and rectify your complaint. The Client is aware and accepts that breakages and service failures may occur during the stay. If this occurs, the owner, with the mediation of Unisono, will make every effort to remedy it as soon as possible, without penalty or compensation of any kind in favour of the Client.
24. Responsibility of the Client
The accommodation and all the goods in it, such as furniture, equipment, remote controls or keys, household goods, bed linen, etc., and the general installations with which it is equipped are handed over in perfect state of use and conservation and must be left, at the time of departure, in the same state of conservation and condition in which they were at the time of arrival.
Any lack of conformity must be reported within 24 hours of the time of arrival at the property. No claims will be entertained for these non-conformities that have not been reported within 24 hours. The corresponding payments to cover any damage or loss caused by the Client during their stay will be made directly to Unisono. The Client who formalises the reservation, accepting these terms and conditions, will be directly responsible for their own acts or omissions as well as for the acts or omissions of other persons staying in the property. In the unfortunate event that the Client or any member of their group carries out serious behaviour contrary to the rules of the internal regime in tourist establishments or to the basic rules of coexistence or to what is established in the statutes of the community of owners, if there is one, which causes nuisance or serious damage to other Clients or to the neighbourhood, Unisono may terminate the contract and demand immediate eviction from the property without receiving a refund of the price. The Client will be directly responsible for the loss, theft, misplacement, damage, subtraction of all articles of value that he or any of his companions may leave in the property during their stay. These goods are left in the property under the sole responsibility of the Client. Unisono, the owner or our agents cannot be held responsible. Please note that it is the sole responsibility of the Client to activate burglar alarms, use the installed safe and take appropriate measures to prevent theft in their accommodation. Events and social functions such as parties, weddings, receptions or meetings involving more people than those currently occupying the accommodation must be communicated to Unisono at the time of making the booking request or, if applicable, at a later date, always prior to arrival. Unisono reserves the right to accept or decline such requests. An additional charge may be payable.
25. Documentation
In accordance with current regulations, it is compulsory for the Client and all accompanying persons to provide Unisono with certain documents such as passports, visas or health documents. Unisono cannot be held responsible if you or any member of your party fails to provide the necessary travel documents such as passports, visas, etc. It is the responsibility of the Client to ensure that they have these documents and that they are in order. In particular, we inform you that, in accordance with the provisions of article 50.11 of Law 8/2012 of 19 July on tourism in the Balearic Islands, the information relating to the stay of the people staying in the property must be sent to the General Police Department. For these sole purposes, the Client is obliged to identify themselves properly, providing Unisono with a copy of their DNI, NIE or Passport, and to sign the corresponding page of the Client Register Book, which for this purpose and exclusively for the aforementioned purpose will be kept by Unisono. In case of failure to present the required documentation Unisono may refuse entry to the property, with forfeiture by the Client of any amounts paid as compensation for expenses incurred and forfeiture of further bookings for the same period. For detailed information, we recommend that you check with the relevant embassy or consulate before travelling. Furthermore, Unisono will not accept liability for any illness or loss related to non-compliance with travel requirements such as vaccinations and/or medical clearance. Members of your travel party, who have a medical condition or are pregnant, should seek advice and clearance from their doctor at the place of origin. Any fines or penalties that may be imposed for non-compliance with the above shall be the sole responsibility of the Client(s).
26. Holiday insurance
It is highly recommended that you and the other members of your group have the necessary insurance cover to cover medical needs, trip interruption, cancellation, flight delays, etc. as well as personal liability. Unisono will not assume any responsibility for the absence or failure to take out insurance. It is the Client’s obligation to verify any health requirements and to ensure that their insurance covers all their individual, personal and group needs. The Client and accompanying persons are responsible for ensuring that their insurance is valid abroad, as well as for notifying the insurance company of any incident that may occur and that is covered by the corresponding policy.
27. Unisono’s Liability
Unisono shall only be liable for any loss or damage suffered by you which is a reasonably foreseeable consequence of Unisono’s failure to perform its obligations. Loss of profit or other economic loss resulting from a breach of this contract is excluded.
Unisono is not responsible for services provided by a third party such as the owner or local agent of the property. Unisono has no control over and will accept no responsibility for any decisions or actions of airlines and/or airports that may result in flight delays, diversions or rescheduling. Neither Unisono nor any of its employees shall be liable for any injury suffered by the Client or any of their companions during their stay at the property that is not the direct result of an action or omission by Unisono.
In any case, the Client and the other members of the group will be solely responsible. Nor do we accept liability for breakdown of mechanical equipment such as pumps, swimming pool filtration systems, hot water boilers, or any other equipment or installations or for the failure of utilities such as water, electricity or gas supply. In these cases, Unisono will use all means at its disposal to resolve the incident in the best possible way.
